Mixed Use Development for SER ARCHITECTURE
The project redefines residential development as a self sustaining urban ecosystem rather than a mere housing compound. Structured as a mini city, the master plan frames sustainability through both continuous green landscapes and a mixed use program that fulfills daily needs on site. Guided by horizontal architecture and informed by topography, the stepped massing generates a fragmented human scale skyline. Residential, commercial, hotel and nursery functions integrate within a fluid spatial system, forming a permeable and continuous urban morphology.

The project envisions residential development as a self-sufficient urban system. Designed as a mini-city, the site facilitates daily life on the ground through continuous green networks and a mixed-use program. The stepped massing creates a human-scaled, fragmented silhouette. Residential, commercial, hotel, and daycare functions are integrated within a permeable and unified spatial framework.

The building is constructed using a reinforced concrete structural system. Within the reinforced concrete frame, prestressed structural systems are employed to span the large openings above the swimming pool and multipurpose hall. The façade consists of mechanically fixed travertine cladding and precast concrete panels.
The main challenge in Inventum was organizing residential, commercial, and social functions within an integrated system while responding to the aviation restriction line crossing the site. The mania limit reduces the upper construction level from +1090 to +1075 at the center of the plot, directly shaping mass distribution. Maintaining spatial continuity and a pedestrian-oriented public realm despite this height constraint defined the core creative challenge of the project.
The project commenced in 2023. The architectural, electrical, structural, and geotechnical investigation phases have been completed. The project is currently awaiting municipal approval. It is located in Konya, Turkey.
Inventum is conceived as a contemporary mini-city model that brings together residential, commercial, and social functions within an integrated framework. Pedestrian-oriented streets, plazas, and open spaces generate a vibrant public life throughout the day. The strong relationship between functions enables residents to meet daily needs within walking distance, fostering a highly interactive and sustainable urban living environment.
The research is grounded in concepts such as mixed-use integration, public–private thresholds, pedestrian priority, and programmatic density. Its aim is to develop a mini-city model that operates as an integrated urban ecosystem. The methodology focuses on layered spatial organization and circulation continuity. Zoning data, height restrictions, and 3D modeling were utilized, resulting in a sustainable, socially active, and operationally resilient urban framework.
Sustainability serves as the theoretical starting point of the project. Situated in an area with limited access to social amenities, this proposal is designed as an urban model capable of generating daily life within its own boundaries. The "mini city" approach promotes urban resilience through programmatic density and functional diversity. Residential, commercial, hotel, and daycare functions operate as an integrated system.
Prive Inventum Mixed Use Development has been a Silver winner in the Construction and Real Estate Projects Design award category in the year 2025 organized by the prestigious A' Design Award & Competition.
